I wonder if the small to midsize commercial tenant don’t care, don’t understand or just don’t realize the options that are available to them. In my 9+ years in the commercial real estate property management, lease administration and leasing I can count the number of small to midsize commercial tenants that have come into the office for various important issues on one hand. I am glad they dropped in even though they didn’t have a clue what they were looking for or what to ask for.There is talk about the economy and cut backs. Although, this is true, but what about the savings right under the commercial tenant’s nose? That they give away every year. In my experience majority of small to midsize tenants do not ask questions, research and follow-up on various issues. I can count the small commercial tenants on one hand that I have come to the office in my 9+ years. Big department stores and corporations have legal or special departments to take care of issues for them. And believe me they are on it. I have seen thousands they have put back in their pocket and not in the landlord’s account. Exercising their options, reviewing documents and asking questions are their top priority when it comes to finding savings to keep their cost to a minimum. Why are the small to midsize tenants not concerned or implementing the same protocol to save on their bottom line? Maybe, the cost to hire someone is expensive or the assumption the landlord knows what they are doing.Like I said I can count on one hand the number of small to mid size commercial tenants that review the landlord records for accuracy, that question repairs that are passed on to them, that question the budget, repair expenses or the landlord’s processes and procedures. Sad, because the large companies question everything I mean everything and they review and compare…thus saving them thousands of dollars every year.It is time for the small to midsize commercial tenant to awake, know their options and identify their savings. No longer should they be identified as ‘Oh, them, I can count them on one hand’.I have held my peace and now I must speak, help has arrived for the small to midsize commercial tenant. I have been on the other side of the desk when the tenant couldn't pay the rent, didn't have an addendum to the lease for a promise made by the landlord, tenants sales hit bottom, and I have evicted tenants on behalf of the landlord. These are just a few of the many things I have experienced. But what could I do from the other side of the desk when asked for a word of advice from the tenant. Nothing, but bow my head and sympathize, because I was working for the landlord.NOW, I can speak and I have spoken and the above items have been addressed and much more. An Incompatible LoveGot a question for you today.Have you ever found yourself in love with someone, but all the while, wonderingwhether or not "they're just not that into you?"Â Well, (as hard as it is forsome to acknowledge) I have.You've probably seen us together.Holding hands.Playing in the park.Having dinner.My lover is just beautiful.All together lovely.Genuine.Enduring.Calm under fire.Much more perfect than I could ever be.And my lover has never (ever) made a mistake.(I'm sure you can take a wild guess as to who I may be talking about here!)Perhaps some people whisper: "These two seem incompatible"It is quite natural for us all, regardless of our faith in God, to try at timesto do something in order to secure the love of God, not knowing that such is animpossible task.With a God who is all together lovely, beautiful, genuine, and always calm underfire, it is normal for us all to look at Him and conclude that our love for Himis incompatible with His love for us. How can someone so perfect be in love withus?You know, as a worship leader, many would assume that I have a relentlessboldness and confidence for the praises and presence of God. And for the mostpart, I do. But there have been many times when I have fallen victim to thoughtsof insecurity, self disgust, and a defeatist attitude about myself.We have fostered today within the church a religious culture that equates adisdain for self as an act of humility. Yet if I were to bring you a gift that Iconstantly berated, insulted, scoffed at, and considered worthless, how much joyand satisfaction would you get out of that gift?I have discovered that loving God means loving everything that He loves(including me). Genesis 1:31 states that 'God saw all that He had made andbehold it was very good.'As worshipers, we must begin to embrace the value that God has for our lives.Not to become puffed up, but to make ourselves more attractive and comely forHis pleasure.If God thinks we are worthy enough to have died for us, then we must understandthat when we insult the product (us), then we insult the maker (Him). If wecount ourselves worthy of His love, then we will begin to walk in a manner thatdemonstrates worth.We (as believers) must put an end to living our lives as wretches (undone).You cannot love God without loving yourself. A love and appreciation for Godmust become a love and appreciation for who He loves and who He loved enough todie for.We cannot pretend to "fall in love with Jesus" when we demonstrate no love forthe one we see everyday...in the mirror. If you are unwilling to accept you, howwill you ever believe that God unconditionally does?The real incompatibility of love is when your lover enjoys something (andsomeone) that you don't. As parents we must make tough decisions in regards to our kids. The decisions we make will impact their lives even after they are all grown up. Just imagine for one moment that a decision that you made ruined or deeply impacted your child’s life in a negative way. How will you deal with knowing that your decisions may have harmed your child.Well, believe it or not the decision to send children to public school has proven to have some major negative ramifications. Many children pick up some very bad habits and ways from being in public school. Many of our young people are exposed to drugs, alcohol, sex, homosexuality, violence and more just from going to public school. Some children face the pressures of bullying and not being able to keep up among other things. All of this is the result of being in an unstable and hostile environment.When a child is in a hostile environment they are unable to function properly. There is no such thing as telling your child to merely concentrate and ignore what‘s happening around them. A statement such as that , suggest that you don’t have an answer for your child and therefore can only put the situation on the back burner. Many parents find out the hard way that this decision may ultimately harm their child’s future. The instability in the public school environment has helped lead to the rapid decline in academic achievement in our schools. This is why there is such a huge increase in home education. The public school system has failed our children.Home education has such a rapid increase, especially amongst African Americans, which is primarily due to the insufficient educational process of the public school. It is estimated that more than 2,000,000 American children are home schooled. This number will continue to increase as parents awareness is sparked. More and more parents are taking the plunge into home schooling as they realize that they can better educate their children.Black home schoolers are especially motivated to take on the role as parent-teacher seeing that African American children have a higher dropout rate than any other race. The only way to protect your child from becoming a part of this dropout statistic is to become and early dropout through emancipating yourselves from the state institutional education. Please understand that I’m referring to having your child drop out of a failed institution and reviving their learning through home education. As a part of the oil change series, I want to include synthetic oils. I am asked for my opinion, all the time. Do I recommend using synthetic over traditional oils? There is nothing wrong with traditional oils. In my last note, I explained how traditional oils work. When using synthetic oils, there are advantages and disadvantages. Before using any type of oil or chemcial in your vehicle, check your owner's manual for guidance.Synthetic oil came into the picture during WWII. It was used in airplanes. In the mid 1960s, it was marketed and produced for automobiles. The oil was a substitute for the traditional oils that lacked the necessary ingredients found in traditional oils. Today, traditional oils have caught up to its counterpart. But, the war over traditional and synthetic oil continues.The technical advantages of synthetic motor oils include:Better low and high temperature viscosity performanceBetter chemical and shear abilityDecreased evaporative lossResistance to oxidation, thermal breakdown, and oil sludge problemsExtended oil change intervals with the environment benefitting through oil wasteImproved fuel economy for certain vehiclesBetter lubrication on cold startsThe disadvantages of synthetic motor oils include:Today's cost of synthetic motor oilPotential decomposition problems in certain chemical environmentsPotentially not a benefit for older model vehiclesIt's not recommended to switch back and forth between using synthetic and traditional motor oils. As stated in the advantages, your vehicle will become accustomed to operating at a slightly higher temperature. No matter what type of motor oil your vehicle uses, it still will need changing.
