Should I Buy A House Vs Buying An Apartment Complex

 

If you’ve never owned any real estate and your in the market looking at homes and apartment buildings, you make want to consider who’s going to pay for that piece of real estate.  Let’s say you’ve found a house you like and an apartment building in the same area.  The mortgage on the new house is $1500.00 and the apartment building is $1500.00. 

 

One person decides to buy the new house for his family.  Now, he’s the only one responsible for that piece of real estate.  So, if he loses his income, he’s going to more likely lose the house and hurt his credit.  Now the other person decided to buy the 4 family complex.  His mortgage is also $1500.00, however he decides to rent out 3 of the units for $500.00 each, which covers his mortgage.  So whether he has a regular income or not his still keeps his piece of real estate. 

 

Also, the second person decided to add solar panels to the property and switch everything over to electric, and increase rents to $850.00 for each unit.  He decides to pay all utilities for those three tenants.  He gains an extra $1050.00 in rental income and he still does not have to pay any of his income into this piece of real estate.  He also gets to save up to buy the house the first person lost and the tenants from the apartment complex are paying for that house to.

How do I get a mortgage with bad credit?

Being a homeowner is a great feeling.  You know you’ve made some progress in your life, when you’re no longer a renter but instead an homeowner.  However, many of us struggle to get the chance to own a home because we have bad credit.  

Now, you don’t have to be discourage anymore, because there are home buying programs and lenders willing to help you become a home owner even with bad credit.  Although, they may have a few extra criteria’s, you can buy a piece of real estate. 

With the FHA mortgage program, their criteria’s are fairly simple.  They would like for you to have a minimum credit score of 580, 3 to 6 months of paystubs, 2 years of taxes, and debt to income ratio of 35%.  They also want you to have a down payment of 3.5% of the mortgage value and you can even borrow that from a friend or family member.  Another nice thing about the FHA mortgage program, if you have relative living with you, they will include their income to help you qualify for that mortgage.

There are also conventional mortgages that also have become very flexible when working with new home buyers, such as allowing a home buyer to put 3% down on that house.   Also, they’ve made it easier for veterans to buy a home with no down payment.

So, can I buy a home with bad credit? The answer is yes, however I would encourage to fix your bad credit so you can get a lower interest rate.

Ellechor is a royalty paying/no author investment, Christian book publishing company. She also started Live.Write.Publish! which is a self-publishing imprint for authors who want to maintain full control. I have had the privilege to ask her a few questions and hear her inspirational story and share it with you!

 

She answered a few questions about herself so that we may get to know her.

1.Tell me your story. What were you doing before you started your own business?

I was, and still am, a Senior Professional in Human Resources and a Project Manager. I had a great job right out of College and was blessed to work with many great people at a great company.

2. What made you want to start a business and what is your mission?

I started this business as an investment and for the long-term satisfaction of a family business. I needed to put myself in a position where I could have a business that I loved and create opportunities for others. I chose publishing because reading is my passion and writing was my hobby for a long time. I thought it was time we made our relationship official, plus I had always wanted to be an editor!
Our mission is to produce quality Christian Fiction and Non-Fiction that changes lives while entertaining, and to provide hope/support to aspiring authors in a company that will dream big with them.

3. What inspires you? What keeps you motivated daily to keep growing your business?

My love for books inspires me, and my authors keep my motivated daily to do my best and to keep growing this cause. They have put their faith in God and in me, and I pray that God continues to bless me so that I can bring inspiration to them. I ask myself daily, what have I done for my authors today? What have I done to promote Christian books today?

4. Do you have a mentor? Who is it and why? Do you believe it's important to have one?

This is a surprisingly tough question! One mentor is Demetria Hayes, because she brought me into Human Resources and the world of helping people. Without her guidance, I may not have been motivated to find my true joy in work. I do a lot of career counseling and resume writing because she showed me how I can use my skills to help others. My second and all-time favorite mentor is my mother. She worked hard to get her Masters while raising four children, started her own business in a time of need, went to the Philippines to gain her PhD later in life. She is always getting things done!! It's so important to have a mentor, because they are the one person you will never compare to and therefore your motivation to keep moving. If you no longer see the value in your mentor, you need a new one! You should never be without a positive influence.

5. What would you tell someone who wants to get involved in your line of business but doesn't know how to get started?

Call me! Or, just jump right in. Thinking about writing a book? Just start! Want to be an editor? There are plenty of college students who need help. Offer your services free of charge to an author with a completed manuscript in exchange for a reference. There is no great starting point. I have met with many professionals in my journey who wanted to set me back, and I refused. I have not regretted it for one moment, because God has blessed me with a great team and we are getting things done right!

6. What advice would you give to someone with an entrepreneurial spirit?

If you are looking for something lasting, forget the get-rich-quick plan. What do you LOVE to do? What can keep you up hours at night with no regrets? Do that! Write the business plan- it doesn't have to be pretty but cover the basics in 4 pages or less. You can refer to it as a basic outline until you work out the details. Find others with your same passion, always keep learning more and be willing to adjust to new situations.

 

I just want to thank Rochelle for stepping up and taking the plunge of telling her story. It is so refreshing to hear other people's stories sometimes for many reasons: 1. to learn from their mistakes. I know, may sound a little harsh but it's true. That's why these people share their stories, so that you don't have to go through some of the same hardships they went through. 2. to gain, rebuild or sustain your motivation. If they can do this, surely you can! So, make sure you're reading successful and prosperous people's stories often to keep your fire burning!

Clean House

Anyone who knows me knows that I am not the most organized person on the planet. Well, in an effort to rid myself of mounds of paperwork and make room for more paperwork I really need, I asked a friend to give me a file cabinet and got to work cleaning house. I was amazed at some of the "stuff" I was hoarding. I still had all my receipts for the bursar's office at the University of Memphis. Mind you I graduated in 1999! I found three love letters I wrote to my ex-boyfriend back in the late 90’s. I WAS SO RIDICULOUSLY SPRUNG! I had poems I forgot I had written, scripts I wrote during my time as a writer for the Tom Joyner Morning Show, notes from various classes I had taken and a bunch of other "stuff" I won't name. Most of it I didn't want nor did I need. As I delved through the files of my life I realized three things:1) I had done a lot of things I had forgotten about.2) I need an excellent, super strength shredder.3) I need to clean house more regularly.Let's go with that and use it as a metaphor for life. Remember to clean house emotionally, mentally and physically on a regular basis. We all have emotional baggage and things we have neglected to discard but when that baggage weighs us down, prevents us from moving forward or takes up so much room we can't add to our lives, there's a problem. Is anything holding you back? Are you still in love with someone you used to date back in the day? He’s probably moved on and married and here you are pining away about what might have been. Do you have a closet full of clothes that don't fit anymore and you're telling people about how fine you used to be? (Lose the weight or donate them to Goodwill) Are you mad because someone got the promotion you felt you deserved? Are you still crying inside because your father wasn't there? Are you still bitter because someone broke your heart or had sex with you and acted like you didn't matter afterward. Now, all men are dogs and the woman he is with is an unattractive, gold digging ho. Are you still beating yourself up because of a bad decision you made that you can't fix? I am not without sympathy because I’ve been there. Although, your pain may be completely legitimate you should want to stop hurting. Letting go isn't always easy but enduring the pain in order to reach the breakthrough is usually worth it. It’s not healthy to wallow in sorrow, anger or regret.Love yourself enough to forgive the person that hurt you and then let it all go. Will yourself to heal yourself. You cannot thrive and live out the wonderful life God has planned for you in a cluttered, emotionally toxic environment. Do yourself a HUGE favor and clean house! Keep the precious memories and throw the rest out. If you need therapy don’t be too proud to get it. Do what you have to do to be emotionally, mentally and physically healthy. Happiness is a wonderful place to reside. Emancipation from public education

As parents we must make tough decisions in regards to our kids. The decisions we make will impact their lives even after they are all grown up. Just imagine for one moment that a decision that you made ruined or deeply impacted your child’s life in a negative way. How will you deal with knowing that your decisions may have harmed your child.Well, believe it or not the decision to send children to public school has proven to have some major negative ramifications. Many children pick up some very bad habits and ways from being in public school. Many of our young people are exposed to drugs, alcohol, sex, homosexuality, violence and more just from going to public school. Some children face the pressures of bullying and not being able to keep up among other things. All of this is the result of being in an unstable and hostile environment.When a child is in a hostile environment they are unable to function properly. There is no such thing as telling your child to merely concentrate and ignore what‘s happening around them. A statement such as that , suggest that you don’t have an answer for your child and therefore can only put the situation on the back burner. Many parents find out the hard way that this decision may ultimately harm their child’s future. The instability in the public school environment has helped lead to the rapid decline in academic achievement in our schools. This is why there is such a huge increase in home education. The public school system has failed our children.Home education has such a rapid increase, especially amongst African Americans, which is primarily due to the insufficient educational process of the public school. It is estimated that more than 2,000,000 American children are home schooled. This number will continue to increase as parents awareness is sparked. More and more parents are taking the plunge into home schooling as they realize that they can better educate their children.Black home schoolers are especially motivated to take on the role as parent-teacher seeing that African American children have a higher dropout rate than any other race. The only way to protect your child from becoming a part of this dropout statistic is to become and early dropout through emancipating yourselves from the state institutional education. Please understand that I’m referring to having your child drop out of a failed institution and reviving their learning through home education.
