Should I Buy A House Vs Buying An Apartment Complex

 

If you’ve never owned any real estate and your in the market looking at homes and apartment buildings, you make want to consider who’s going to pay for that piece of real estate.  Let’s say you’ve found a house you like and an apartment building in the same area.  The mortgage on the new house is $1500.00 and the apartment building is $1500.00. 

 

One person decides to buy the new house for his family.  Now, he’s the only one responsible for that piece of real estate.  So, if he loses his income, he’s going to more likely lose the house and hurt his credit.  Now the other person decided to buy the 4 family complex.  His mortgage is also $1500.00, however he decides to rent out 3 of the units for $500.00 each, which covers his mortgage.  So whether he has a regular income or not his still keeps his piece of real estate. 

 

Also, the second person decided to add solar panels to the property and switch everything over to electric, and increase rents to $850.00 for each unit.  He decides to pay all utilities for those three tenants.  He gains an extra $1050.00 in rental income and he still does not have to pay any of his income into this piece of real estate.  He also gets to save up to buy the house the first person lost and the tenants from the apartment complex are paying for that house to.

When trying to decide whether to use a credit union or a bank when applying for a credit card. There are a few factors to consider.

 

1.) With a credit union you are a member, or a stakeholder. With a bank you are simply a customer. Banks are for-profit institutions and their goal is to make money for the stockholders of the company. A credit union is not-for-profit entity and their goal is pass through the profits to the members. This comes in the form of added member benefits such as low fees and low rates.

 

2.) Its a misconstrued opinion that credit unions have limited branch and ATM locations. However, many credit unions belong to larger networks, such as the Credit Union Service Centers.

 

3.) Most credit unions offer credit cards just like a typical bank. What isn’t so typical are the exceptionally low APR rates they offer.

 

4.) Credit unions have many available ATMs, but they are also fee free! The average fee for an ATM is $2.33 and is on the rise. Now if you use your bank issued ATM card at a third party ATM, then you just doubled your fees. With a credit union ATM card, you can withdraw your own money fee free as long as it’s at a participating ATM. Even if you withdraw money from a third party, you may have to pay their fee, but most credit unions don’t charge for the transactions themselves. I’m too busy to walk into a branch office every time I want to withdraw some money, and I feel that I shouldn’t have to pay hefty fees when I do.

 

5.) At a credit union, credit cards, home equity loans, mortgages, auto loans, and personal loans all enjoy lower rates than you will find at a bank. At the same time, savings, checking, money market, and CD’s have higher rates. I don’t typically endorse putting any significant amount of your money into savings and CD’s as inflation tends to outpace them, however, most people feel more comfortable doing so and they might as well earn a higher rate!

How to Change Your Thoughts

News reports and social media can spark fear in our minds at times. Media’s delivery of national and international health issues, political attacks and the state of the economy can make us feel vulnerable, and we begin to worry. In these times, it is important to have a personal strategy to process these messages in a healthy and honest manner.

It is valuable and healthy to feel compassionate for others and world situations. However, allowing the messages to paralyze us mentally where we replay stories in our minds can be counterproductive to us and the situation.

The negative media you replay in your mind affects your emotions and ability to be productive. It’s important to identify those habits that take you off task such as watching the news or reading social media posts.  Once you are aware of what is taking you off track from working on your goal, you can change it.  This realization can also help you choose a better way to manage the information you hear about world events in a constructive way.  As you continue to be aware of world events, choose behaviors that will honor your humanity about the incident without losing yourself in the information. There will always be events that happen in the world that are disturbing and cause you feel a host of emotions, but it is important to know what you can and cannot do to help. Worrying and losing focus on your personal goals and responsibilities is not always the right choice.

Learn to practice exercises that bring you back to yourself. Take the time to feel the emotion that comes to you for you. Be honest and embrace your emotions for a period.  Can you help in a way that honors your feelings and that is constructive?  If you cannot change the situation, acknowledge this truth and be compassionate and return to your life’s responsibilities and goals where you can make the best affirmative impact. Importance of Vision in Life

The purpose of your life becomes important as you get older. This is especially true when a person matures from imitating their heroes and mentors. Just as Oprah stated in an interview, she realized she could be a much better Oprah instead of trying to be a Barbara Walters. When we reach this point, we focus more on having a vision for our lives.

Having goals is the beginning step to forming a vision for your life. When we set a goal and achieve it, the next step of growth is becoming excellent at that skill/talent. Upon excelling at a skill, the question or innate inclination will begin to nudge at you asking “is this it?” Or, as Miles Davis experienced early in his career, someone will point out to you that you are excellent at imitating someone else. However, the knock of opportunity comes everyone gets the call to be unique. Answering this knock means you develop a vision for your life that is larger than your goals, it is your life’s vision.

Just as goals direct our energy and attention in a constructive manner, having a vision reveals your purpose. Although developing a vision for your life brings you to the mature understanding that you are working toward something larger than yourself, it does require you to think and be uniquely you. You begin to think about your legacy and being part of something that contributes to others in a good way. To catch the vision for your life, you have to think independently asking what makes you come alive.

Naturally, you are unique. You are the only version of you that will ever be on this planet. It is right for you to believe you are distinctive, extraordinary, and you are here for a purpose. Also, it is important to know life is a learning process. This truth with the practice of goal setting and achieving goals will help you recognize your life vision. This vision will escalate you to the next level of your amazing life. It will demonstrate your value and each day you will get up with a purpose.

Once you clearly identify the vision for your life, you will work tirelessly. Start now by paying attention to what you are good at and like doing. Listen to the compliments others give you about what you do well. Keep a list of these skills and qualities to become conscious and to excel at these talents. Cultivating your excellence in these areas will connect you with others that like or need what you do well. Your excellence, achieving your goals, and becoming aware of your unique skills leads to the vision of your life. MOTHER'S DAY THOUGHTS

THE MOTHER-CHILD BOND

 A while back, I attended a college graduation ceremony and observed something that verified something I already knew; but hadn’t actually thought about. Seated in front of me was a young mother and next to her was her newborn baby. The infant couldn’t have been more than two weeks old as it sat in the plastic car carrier oblivious to the world. What I observed was this mother’s constant and deliberate attention to this new person. Every few seconds she would look inside the carrier to see if everything was alright. The baby was sleep, yet the new mother kept watch much like a mother robin does with her newly hatched babies; or like a mother lion does with her baby cubs. And it occurred to me that there is a special bond between child and mother that is pure and natural. It cannot be duplicated. It cannot be replicated. Grandma doesn’t have it. Auntie doesn’t have it. And definitely Dad doesn’t have it. That bond between mother and child is like no other bond ever created. You can’t describe it. You can’t study it. You simply have to know that it is.

And while the bond gets tested many times as a child grows, the bond remains intact. Mom will defend you to the Supreme Court if need be, yet be your harshest critic when you act a fool. I instinctly knew that this bond existed, but when you get to be grown, sometimes you have to be reminded of what you know. That’s what the woman at the graduation ceremony did. She reminded me that the Spirit created the bond between mother and child to be like no other human connection on earth, and because of that, we are blessed more than we can ever comprehend.

 

MOTHER’S DAY, WHAT’S ALL THE FUSS?

What is all this noise about Mother’s Day?  Why are people breaking their necks to celebrate this manufactured holiday created by the greeting card companies?  All your mother ever did for you was:

*Carry your butt for nine months while being your sole source of survival.

*Provide immediate nutrition at her bosom the minute you were born.

*Change your smelly diaper after you messed all over yourself.

*Protect you from dangers that you never even knew existed.

*Be your first teacher about being Careful, being Fair, being Honest, and being

  Responsible.

*Believe in you when you didn’t have the good sense to believe in yourself.

*Be the first person to Love you unconditionally.

So now you pick one day out of 365 to buy the flowers, the candy, the necklace, the dinner that the advertisers tell you to buy so that your mother is celebrated appropriately.

This is what your really mother deserves.  She deserves to be able to say her prayers at night and be able to thank the Lord for a child that is Responsible, Caring, Safe, and Happy.  A child that does the Right Thing, because it’s the Right Thing to do.  Your mother loves you unconditionally, and always will.  So be worthy of that love by simply being a better child, a better citizen, a better person.  Instead of making the flower companies and the phone companies rich one day a year, make your mother Proud Everyday.  Do that, and Everyday will truly be your Mother’s Day.
