Jacksonville Business Journal - by Mark Szakonyi Staff WriterJACKSONVILLE -- The Jacksonville Port Authority came one step closer to getting a new cruise terminal site after its board gave the go-ahead June 30 to buy the necessary Mayport Village properties.The new 8-acre terminal is needed because ships going to the cruise terminal at Dames Point are limited in height because they must pass under the Dames Point Bridge and power lines passing over the St. Johns River. The cruise industry is building taller ships and phasing out its smaller vessels, which can fit comfortably underneath the bridge and power lines.Plus, the port authority is considering putting Hanjin Shipping Co. Ltd.'s 150-acre terminal on the current cruise terminal site. Hanjin has yet to give final approval on the site, and Mitsui O.S.K. Lines Ltd. hasn't agreed to give a 28-acre parcel to its potential new neighbor, Hanjin.Executive Director Rick Ferrin said the authority will buy the Mayport properties -- totaling slightly more than 1.3 acres -- for about $3.2 million. The terminal is expected to cost $40 million to $60 million. Public and private equity companies will likely be more attracted to funding the construction because the rate of return would be higher than that of a cargo terminal.Construction needs to start by early 2009 and the terminal needs to be up by mid-2010 to avoid interruption of the cruise ships from Jacksonville.Ferrin hopes the new terminal will allow the authority to add three more ships to its existing one-ship line. He hopes to add as many as two Royal Caribbean International cruise ships and a Norwegian Cruise Line ship.Starting in September, Carnival Cruise Lines' 2,052-passenger Carnival Fascination will replace the 1,486-passenger Celebration. The smaller ship will remain in Jacksonville until mid-April.Jacksonville is a good site for a cruise terminal because a third of the country can use the interstate system and get here within 24 hours. Assemble Your Dream Team

Last week, I spent several days at a corporate retreat at Miller Motorsports Park in Tooele, Utah. The event was designed to strengthen existing business relationships and build new ones. This photo shows all of us after a pit crew competition. The team in the red shirts won. My team wore orange. We came in last, but we had a lot of fun doing it.

During my time with these great people from around the country, I celebrated the connections between our lives and our businesses. Even though we wore different shirt colors and came from different backgrounds, we were one big team for 3 days. Our goal was to have fun, honor our host (Stratus Insurance Services, the broker for IBN's groundbreaking products liability insurance program) and strengthen the ties that bind us.

The experience made me think about how, as Indies, we must surround ourselves with a good pit crew -- a collection of team members who support and encourage all aspects of our lives. Teammates come in all shapes, types and sizes. I have found that the best way to incorporate them into an Indie lifestyle is to categorize them as follows.

1. Spiritual Teammates. Spiritual teammates are at the heart of your business and your life. They don't need to come from any type of organized religion, but they can. Whatever your faith, if you connect with like-minded people, you will naturally find spiritual teammates.

Spiritual teammates pray with you, share their wisdom with you and counsel you. This keeps you strong and vision-focused.

They also serve to remind you that your life and your business serve purposes far beyond what you can actually see and experience in the physical realm. This is important because, ultimately, our physical lives will come to an end, and we need constant reminders of the purposes our lives and businesses serve in a broader, spiritual sense.

2. Financial Teammates

Financial teammates help us stay fiscally responsible. They come in many forms: professional financial consultants, fund managers, bank savings accounts representatives, personal accountants and people's whose books on money management help us stay on track.

3. Legacy Teammates

These people help us make sure our businesses translate into a healthy legacy for those coming after us, particularly where our children and younger family members are concerned.

Legacy teammates come in two forms: people we mentor and people who mentor us.

One of my legacy teammates is Lindsey, the woman who helped me with my children when they were infants. Lindsey spent almost as much time with my babies as I did, and because she spent so much time with me, she learned to turn her gift for watching young children into a thriving business.

Because of the inspiration, confidence and encouragement I gave her, she now nannies for families who can pay her far more than I could at the time. She works with them in their homes, at their businesses and even travels the country with a them, helping them care for their children on family vacations.

Legacy teammates are also the people who mentor you. These are the people you watch and learn from. You mimic their successful business activities and learn not to repeat their mistakes. Whether they are formal teachers or people you follow on Twitter, these are people whose lead you follow. Through their example, you learn what works and what doesn't work.

4. Physical Teammates

These are the people who work with you physically in your business: employees, contractors, children, spouse, neighbors, baby sitters, etc. Whether paid or not, the people who physically support your efforts are your physical teammates.

Share your vision with these people. Ask for their opinions. Make sure they know they are a part of your team. Not only will that translate into loyal partners for life, but it will also empower them to create their own team so they can be successful in pursing their endeavors.

5. Emotional Teammates

These people are your inner sanctum of friends and confidants. While they support your business and root for you, they often have little to do with the everyday workings of your enterprise.

One of my best emotional teammates is my college friend, Terri Bynoe. Terri knows a little about IBN and she's gracious enough to subscribe to my blog and newsletter as a way of supporting me. But she knows very little about how the business works. That's not what interests her. What interests her is me, and that would be the case whether or not I had a business.

Here's an example of how Terri fits in as my emotional teammate. When my father passed away last year, Terri was the first friend I called with the news. Without hesitation, her first words after I told her were, "I'm coming." She was at my family home, 8 driving hours away from her house, the next morning.

That's what I call an emotional teammate. Someone who will be there for you through thick and thin. And while they know little about your business, and it's nice that they don't, their emotional support is critical to your success.

Without emotional teammates, you would have no safe place to deal with the emotions you can't share with your business colleagues. And that would not be good for your business.

Mastermind Teammates

Emotional Teammates pick you up when you're down. They listen to your problems and sympathize with you to a large extent. They almost always take your side.

Mastermind Teammates show no mercy.

These people push you to the limit. When you complain, they have no patience. When you say you can't, they say you can. Whey run out of money, they make you find some. When your business mind has been exhausted, they tell you that you must do more.

When you tell a Mastermind Teammate why you can't do this and can't do that, they may let you talk, but they don't listen to you. If you want a pity party, a true Mastermind Teammate will reject the invitation to attend, hands down.

I have had many Mastermind Teammates through the years. I pay some of them as business coaches. Others I work with as a group on a formal basis, but money does not change hands. And still others are periodic phone calls or business meetings where masterminding is not planned, but it happens anyway.

Combination Teammates

Some people fit into more than one of these categories. In my case, the one person who straddles all of the categories is my husband. We work together, raise our children together, strategize together, learn together, screw up together and cry together.

In any business, there will be people who fall into more than one category, and that's fine. In fact, there's no real need to put people in a box.

The point is that you need people in each category or you risk lacking the kind of support you need to strengthen all aspects of your business.

Kenyon is a Karma Kutie!

Truth be told,had I contacted the owner sooner and made her aware it would have been even faster. Tips for a Woman Traveling Alone

A Woman Traveling AloneBy Anna Lynn SibalIt is tough to be a woman traveling alone. Not only do you have to deal with the usual hassle that a tourist has to face, like getting around the place, getting over the language barrier and all that, but women traveling are also vulnerable to being on the receiving end of unwanted attention, especially if she is traveling alone. This is particularly true in countries where women do not enjoy as much freedom as women in, say, the United States do.Safety is a special concern for a woman traveling alone. A lot of enterprising people find a woman traveling alone to be an easy target for whatever heinous heist they may have in mind, so it is very important for her to take care of herself.The first thing that a woman traveling alone should do is to secure her lodgings. As much as possible, her lodgings should be something she should not cut corners with. She should check in a reputable place and make sure that her room is not on the first floor, where many people come and go all too easily.Another precaution that a woman traveling alone ought to take is to keep her room number to herself. Keeping her hotel room door locked at all times is also logical. She should never let anyone inside her hotel room without first identifying who that person is. When she is ordering room service, she should ask room service to call her when the waiter is coming up to her room with her order. While the waiter is laying out her food on the table, she should stay by the door.Whenever she eats at one of the restaurants at the hotel she is staying in, a woman traveling alone should sign her bills with her initials instead of her full name. After signing these bills, she should give them directly to the server and should take care that no one else sees them. Whenever a stranger approaches her, she should feel free to say that she is busy and does not feel up to entertaining casual conversation with people she does not know. But if she feels inclined to it, she should be careful of the things she says to the person she is talking to. Never at any time should she reveal her itinerary for her trip. Also, a little white lie can also keep her safe.If she is going out, a woman traveling alone should leave a note at the reception, notifying the hotel of her destination and the time she left. She should also check in regularly with someone at home. When she is going about the hotel, she should steer clear of the stairs and instead use the elevator; in this case, safety comes first before burning calories. Upon returning to the hotel after going out, she should not hesitate to ask the concierge to escort her to her room if she thinks she is being followed or spied upon.Most of all, a woman traveling alone should wear sedate outfits and do her best to blend in. She should leave her provocative clothes at home, and she should not stash her cash and valuables in one place alone.These safety precautions may seem paranoid, but it is better to be safe than sorry. A woman should have fun and peace of mind during her trip, even when she is traveling alone.

You're never done!

When you own your business, nothing is ever done. For me, there is always a new ingredient or recipe to try or something to add to my website, or a new customer to contact, or orders to fill....the list goes on. This is on top of my non-business life duties!For the past two months, I have been working on my new website. I started out with wahmshoppes, which is a great start for those who want a website store and hosting without much cost: $7.00 a month. Great program, great shop. But, then I got greedy. I wanted more.Then I found Zen Cart, a free open source program that gives you a website storefront, newsletter, gift certificates and the ability to make your site look really, really cool. I couldn't resist. I got hostgator, set up a site and figured it would take me a week to set up the site. Yeah, right. See the first sentence of the previous paragraph.Now, I can breathe a bit. I have read this Bible story many times. The woman with the issue of blood was recorded in three of the four gospels (Matthew, Mark and Luke). I don't pretend to be a theologian, just a simple woman with a complex life and love for the Lord. After reading it this week, I realized this story held a promise for my business related issues. Please allow me to retell her story.This woman was like other women. She grew up learning all the lessons a woman learns; how to be a daughter, wive and mother. She spent her time devoted to her family and focusing on all their needs. She visited the temple regularly offering prayers to God to take of her children, to order her husband's footsteps in the the Word, to heal her aging parents. When her family's finances were short she prayed that God would make ends meet. She give her tithes and offerings and fasted according to Hebrew laws. Her efforts were successful. They must have been, we learned that she was able to pay for medical services.Then came the day when her life changed; she had a need and yes a want. She began to hemmorrhage and she wanted to be healed. She spent her all money on physican who couldn't help her. After, years of helping and caring for other-praying, giving and fasting for them; no one could help her with her issue. Her experience left her broken, with low self-esteem and a cynic. And yet she decided to try one more time. It is extremely interesting to see that she approached this issue differently than she had approched other issues in her life. She approached most issues head on but this issue she approached from behind. She approached Jesus from behind, bearly touching the edge of His garment and hoped that no one would notice. But Jesus did! The Bible tells us she was instantly physically healed but not completely healed by the touch.Like the woman with the issue of blood, we are often careful to give to God our families issues. We pray for restoration of our marriages, to go to another spiritual level, protection of our children or hel on our jobs (to name just a few things). But have we given God our business issues? Have you invested in computers, marketing and advertising in hopes of being a success but you feel that owning a business may have been a mistake. Don't give up.. it's not too late.Remember, the woman with the issue of blood, saw Jesus as her last hope. She approached Him from behind, bearly touched Him and tapped into His full power. It is not enough to just acknowledge Him, she could have done that by waving at Him from afar. She got close enough to touch Him. Her healing was not complete until after she worshipped Him (fell down at His feet), and told Christ the truth that she touched Him and why. In response, Christ gave her an identity (He called her daughter), assured her that her body was healed (by her faith and not His clothes), sent her away free all anxiety (He told her to go in peace) and healed her soul. He'll do the same for our businesses. If your business has isssues, reach out and touch Jesus.
