Should I Buy A House Vs Buying An Apartment Complex

 

If you’ve never owned any real estate and your in the market looking at homes and apartment buildings, you make want to consider who’s going to pay for that piece of real estate.  Let’s say you’ve found a house you like and an apartment building in the same area.  The mortgage on the new house is $1500.00 and the apartment building is $1500.00. 

 

One person decides to buy the new house for his family.  Now, he’s the only one responsible for that piece of real estate.  So, if he loses his income, he’s going to more likely lose the house and hurt his credit.  Now the other person decided to buy the 4 family complex.  His mortgage is also $1500.00, however he decides to rent out 3 of the units for $500.00 each, which covers his mortgage.  So whether he has a regular income or not his still keeps his piece of real estate. 

 

Also, the second person decided to add solar panels to the property and switch everything over to electric, and increase rents to $850.00 for each unit.  He decides to pay all utilities for those three tenants.  He gains an extra $1050.00 in rental income and he still does not have to pay any of his income into this piece of real estate.  He also gets to save up to buy the house the first person lost and the tenants from the apartment complex are paying for that house to.

When trying to decide whether to use a credit union or a bank when applying for a credit card. There are a few factors to consider.

 

1.) With a credit union you are a member, or a stakeholder. With a bank you are simply a customer. Banks are for-profit institutions and their goal is to make money for the stockholders of the company. A credit union is not-for-profit entity and their goal is pass through the profits to the members. This comes in the form of added member benefits such as low fees and low rates.

 

2.) Its a misconstrued opinion that credit unions have limited branch and ATM locations. However, many credit unions belong to larger networks, such as the Credit Union Service Centers.

 

3.) Most credit unions offer credit cards just like a typical bank. What isn’t so typical are the exceptionally low APR rates they offer.

 

4.) Credit unions have many available ATMs, but they are also fee free! The average fee for an ATM is $2.33 and is on the rise. Now if you use your bank issued ATM card at a third party ATM, then you just doubled your fees. With a credit union ATM card, you can withdraw your own money fee free as long as it’s at a participating ATM. Even if you withdraw money from a third party, you may have to pay their fee, but most credit unions don’t charge for the transactions themselves. I’m too busy to walk into a branch office every time I want to withdraw some money, and I feel that I shouldn’t have to pay hefty fees when I do.

 

5.) At a credit union, credit cards, home equity loans, mortgages, auto loans, and personal loans all enjoy lower rates than you will find at a bank. At the same time, savings, checking, money market, and CD’s have higher rates. I don’t typically endorse putting any significant amount of your money into savings and CD’s as inflation tends to outpace them, however, most people feel more comfortable doing so and they might as well earn a higher rate!

How to buy a new car with bad credit to drive for Lyft and Uber?

If you’re struggling with employment, bad credit, or transportation, you may want to consider ridesharing.   Although, you need a car you have several options to get that transportation like the following:

1. Buying a car

Buying a car is a big challenge for a person with bad credit.  However, you still have options to own a car and build a business through ridesharing.  If you’re employed but have bad credit you can buy a car from a buy here pay here car company.  They do not look at your personal credit which is perfect if you have bad credit. You may also have the option to borrow a car from a love one that has multiple cars and making payments to them.  Understanding buying a car is no small purchase, however, having the opportunity to up $16 an hour ridesharing it may just be worth the investment.

2. Express Drive

Lyft has partnered with General Motors to provide rental cars via the Express Drive Program, with weekly rates between $135 and $250. Drivers are eligible for $0 weekly rates when they hit 75 rides a week.

You’ll need to drive most of the week to bank that many rides, so it’s best for people who are looking to test the full-time driver lifestyle but don’t want to commit to buying a car.

3. Hertz and Enterprise

Hertz has partnered with Lyft and Uber to provide rideshare rentals. Lyft's deal starts at $165 for weekly rentals of compact sedans. After a certain number of rides per week, which varies regionally, drivers can earn a Power Driver Bonus to cover the rental cost.

Uber’s deal with Hertz is similar to Lyft Express Drive, but the two programs are offered in different cities. The Uber program has a $180-per-week base rate, which drops to zero after 75 rides a week.

 

Enterprise’s rentals, specifically for Uber, are a pricier $215 a week.

Renting is typically more expensive than buying a car and making monthly payments, but if you're a high-volume driver it basically can become free. Plus, if you don’t like rideshare driving, you can quit after a short trial period.

4. Uber Xchange

Uber Xchange offers short-term car leases from partnering car dealerships. Drivers pay a $250 deposit to start and make weekly payments over three years. Xchange leases to people with poor credit, but monthly totals and interest rates are much higher than with conventional financing.

For example, a 2013 Toyota Camry L Base leased through Uber Xchange may cost 156 weekly payments of $130, or $520 monthly. Comparatively, leasing a 2017 Camry through a Toyota dealer is only $199 a month — though you need a good credit score.

Xchange saves drivers money by including maintenance and insurance, but this means full-time drivers are dependent on Uber servicing their cars quickly.

“My car was in a shop over a month while a claim was investigated, and the people in the Xchange office had no willingness to work with me on payments since I was generating no income,” says James Taylor, an Uber driver from Los Angeles.

However, Xchange offers unlimited mileage, whereas traditional leases typically start charging extra after 12,000 miles. It also allows members to return the car and back out after 30 days – minus the $250 deposit.

 

Consider Xchange only if you’re driving 40-plus hours per week, want a car for personal use and can’t get other financing because of your credit. Remember, some lenders may be able to help you buy a used car at a better price.

5. Hyrecar

Hyrecar is a peer-to-peer rental service specifically for ridesharing. Uber and Lyft drivers connect with car owners to use their vehicles at varying daily, weekly and monthly rates. There are no contracts or sign-up fees, and daily rates are as low as $35. Weekly rates float around $200 to $300.

How do I get a mortgage with bad credit?

Being a homeowner is a great feeling.  You know you’ve made some progress in your life, when you’re no longer a renter but instead an homeowner.  However, many of us struggle to get the chance to own a home because we have bad credit.  

Now, you don’t have to be discourage anymore, because there are home buying programs and lenders willing to help you become a home owner even with bad credit.  Although, they may have a few extra criteria’s, you can buy a piece of real estate. 

With the FHA mortgage program, their criteria’s are fairly simple.  They would like for you to have a minimum credit score of 580, 3 to 6 months of paystubs, 2 years of taxes, and debt to income ratio of 35%.  They also want you to have a down payment of 3.5% of the mortgage value and you can even borrow that from a friend or family member.  Another nice thing about the FHA mortgage program, if you have relative living with you, they will include their income to help you qualify for that mortgage.

There are also conventional mortgages that also have become very flexible when working with new home buyers, such as allowing a home buyer to put 3% down on that house.   Also, they’ve made it easier for veterans to buy a home with no down payment.

So, can I buy a home with bad credit? The answer is yes, however I would encourage to fix your bad credit so you can get a lower interest rate.

There are many perks to being a business owner, like being you own boss, making your own schedule, putting a higher dollar value on your time, and pride of ownership. How do I get business credit cards and business loans with a 80 Paydex score?

Many people have come across misleading information of getting business credit cards with a 80 Paydex score.  First, you must understand a paydex score is a three digit number that given to a business from Dun and Bradstreet.  This number is generated once a business has four or more business tradelines or vendors reporting to them. 

Once you’ve generate this number trade vendors use this number to make a decision on whether they are willing to offer your business credit.  The higher the paydex score the better your chances are to being approved for credit.  If you have a paydex score below 80 points this lets the creditor know you are not paying your other vendors on time.

When you start your own business, you face many challenges when you first start out.  What are you going to sell? Who are you going to sell it to? Where and how are you going to sell it? And what are you going to charge?  These are all tough questions to answer when you are first starting out.  But the hardest one, I think, is what are you going to charge.

Setting your prices is no easy task.  The problem is you don't want to set your prices to low and undervalue yourself but you also don't want to overcharge and not get any clients because your prices are too high.  So the challenge is trying to find a price that is between the two.

So here's the thing...before you can determine your prices you have to figure out what your sales need to be in order to just break even.  But before you make a profit you have to know what it takes to simply just run your business.  Breaking even means you're not making a profit but you're not making a loss either.  You are net zero in the game.  All of your revenues equal all of your expenses.

Now once you figure that out, you need to determine how much you need to increase that number by in order to yield the profit that you desire to make.  Remember you got into business to make a profit not a loss.  So if you want to net a 10% profit, you need to increase your sales goal by 10%. Now the trick here is to be confident in whatever price or prices you come up with.  Be sure that the price you came up with is what you feel you are worth.  Ask yourself these questions - Do you have credentials to support these prices? Does the value of the work that you provide support those prices?  Do you have social proof to support these price and the fact that your services are good services?

The third thing you need to do is compare your new price to the prices others are charging in your industry.  Are they comparative, or way out of whack?  And by out of whack I mean way left field.  Completely outrageous.  If so you may need to re-group.  But beware - don't drop your prices to a much lower rate just because Chrissy down the street charges way less.  If your work supports your prices then stick to your guns.  Just make sure your not too far off the mark.  In some industries, a huge difference from the market could potentially kill you business success.

"A dream is a wish your heart makes..." These words represent the first lines of the popular Disney song from the movie Cinderella. They tell the story of how a dream turned a young woman from an indentured servant to a princess in what is easily one of the most well-known fairytales ever told. Ah, but I know what you're thinking: life isn't a fairytale. And the lyrics to that song are little more than just a catchy tune that replays in our heads and reminds us of childhood. Well, I'm not suggesting we all head outdoors to sing and dance with the birds and solicit help from the mice to complete our house chores. But I do wonder, how many people have given up on "the dream"?  How many people no longer believe in the power of  a dream, a wish, a prayer, or a hope? It's no wonder we lose our dreams; just watch the news for about ten minutes and you'll be halfway to depleted of all hope. But what if people stopped allowing outside influences to affect or dissuade their dreams? Imagine the overflow of purpose and drive that leads to the ultimate freedom of an abundant life!

It's safe to dream again. It's safe to open yourself up to the limitless possibilities of life, to make a wish in your heart, say a prayer in your spirit, lift up a vision for your life. It's safe! Drop your baggage, your past, and your skeptical outlook on life at the dumpster of a dissatisfied life. It's time-- now more than ever-- to take action on your dreams. Pick one, find one, develop one, or just keep one. Video Marketing: Does it work?

I have recently gotten more involved in my Video Marketing for my new extra-income driving business venture. In doing so, I have noticed how much more people I am connecting with across the country. Last week I had 3 sales conversions within 2 days all as a result of my videos. Although I knew YouTube.com was a great resource, honestly I didn't realize how beneficial it would be to my company. Here are some interesting statistics I found in regards to how much video marketing works.

  • 89 million people will watch 1.2 billion videos today. Yes, today. Not for the week, or for the month, or for the year, but every day.
  • Businesses spent $1.4 billion in video marketing on 441 billion videos in 2010. This number continues to increase.
  • Video is popular across all age groups. Although 18 – 34 year olds spend the most time watching video, over 80% of the population across all age demographics watches video. So it isn’t just your teen that consumes content on the screen.
  • Probably the most important statistic of all, comScore reported that on average retail site visitors who view videos are 64% more likely to purchase than other site visitors.

These stats should give you a little hope when venturing out into Video Marketing. Although it can be scary because you are making yourself available for people to critique, it can still be great for business.

According to Edelman and Adobe, the stats below show how much audiences enjoy videos that tell stories. UNIQUE stories at that. I believe people are captivated by unique stories because of the authenticity. My husband sometimes gets on me about where I choose to shoot my videos but in my research I have found that when you are real with your audience they connect more. Of course that is to an extent. You should never go on camera with a messy house in the background or in your pj's, etc. However, is you have a nice office space or living area feel free to have in the background.

So far Video Marketing is going well for me as a tester campaign. The following are 5 tips on how to make video marketing work for you.

1. Know why you are doing this. Having a lot of viewers is great, but you want to make sure they are targeted viewers that want what you have. So make sure you present it well.

2. Have a script. As boring as that sounds, a script will at least guide your video in the direction it needs to go. Although you may be recording alone, millions could potentially view your video so it can be nerve-racking while recording. So you want to make sure you have a clear understanding of what you are saying to your audience and that there is minimum babble.

3. Be patient & Have time. These two go hand in hand. As I stated earlier, taping can be nerve-racking and lead to having to do a lot of takes. Don't get frustrated, impatient or stop taping because of this. Make sure you regroup in between each take and feel free to practice before taping.

4. Use the right keywords. This is the most crucial part of Video Marketing. You want to make sure you use the correct words in your title and in the tags. I would suggest researching  what videos in your content area are getting the most views and why. Look at the titles and the tags. Revamp the title to fit what you are doing and see if you will show up on the first page of YouTube for the keyword. That should be your goal. For example: If you are looking to target people who are looking for diet pills, then look up "diet pills" on YouTube. What videos are coming up and what are their titles? Research this and apply to your video. After posting your video, test the keyword to see if your video pops up on the first page. If not, keep editing your title and tags until you do (without full-on copying anyone, of course).

5. Camera equipment. Some people believe they need a high-tech video camera with bells and whistles, which (don't get me wrong) is not necessary but  will be great when you start to get those millions of viewers. But to start out, the video camera on your computer will suffice. Or on your phone like a Samsung Galaxy or iPhone. For the phones, just make sure whomever is camera man has a still hand while recording.  The convenient thing about using your video cam is that you do not need anyone to record for you and you can record alone.

They developed a system where instead of chasing people at the mall through high pressured kiosk sales, they could WOW them in the comforts of their own home. Today, with still less than 30,000 agents within the entire company (US, Canada, Mexico, South Korea) and more international capabilities there is so much more growth we're going to experience and those that take action and position themselves  now while we're doing less than $5 million a month will be reaping the many rewards once we reach $100 million mark! 

3. What are your daily success, productive, personal development and/or family routines? Explain a day in your life: Morning. Afternoon. Evening.


My daily routine consists of waking up, walking my dog, reading a few pages of the Bible. Then I spend 30-45 minutes doing personal development, I just finished reading Success Through a Positive Mental Attitude by Napolean Hill and I've just started reading The Leader Within by John C Maxwell. I try to make it to the gym at least 4 times in the week. I make sure I start my day off right and continue to working on myself inside and out. Creating good habits like these help you develop in business and in other areas of your life. The remainder of my day consists of a mixture of sharing the products with new people and helping new agents launch their business and helping them with their WOW parties.  I work Seacret on a full-time basis so I will have 1-2 WOW parties a day. The majority of people who work with us are on a part-time basis, doing maybe 1 WOW party a week. I'm on a leadership hunt, we're less than 25,000 agents, the top money earners coming out of Seacret haven't even heard of this opportunity yet. 

4. What are the biggest challenges in your business operations?


The biggest challenge that I face would have to be MINDSET. It's something that we all struggle with not only in business, in our faith, in our life. What's interesting, is it’s also the only thing we have control over. I can't control what others are going to do or not do. But I can control how I feel, how I react and what action I take. I continue to work on keeping a positive forward thinking mindset. For the first time I've found a passion and purpose in what I’m doing and I’m confident on where it will take me and my family. Never forgetting where I've come from, I'm focused on where I'm going and how many people I can take with me. 

5. What keeps you motivated to work from home or stay self-employed and not get an everyday J.O.B.?

I'm motivated by the future of this company. Seacret was a $800 Million powerhouse and to be a part of that moving over to the relationship marketing space has been amazing. What motivates me is that fact that we have WOW products that shows results, it's sold in over 40 countries, and has only been open for less than 2 years. The timing of the company has made me want to work even harder. There's no other industry that can provide me unlimited income potential and time freedom. And with Seacret I've been able to help other people realize their goals and dreams as well, because it's not just what you do in your life but how many other people you can effect as well.

6. What advice would you give to someone looking to be self-employed?


What I love about this business is that it's meant to be built part-time. You should be working full-time on your job and part-time on your fortune (your business). I think self-employment is the key to freedom. Having a part-time home based business that pays can give the average person choices. If you find the right venture and follow a proven system that part-time business could do anything from cover the bills to pay for that vacation or even completely transform your life financially. Once the income from your part-time business outweighs your full-time income you have reached freedom. Then you are in a position to choose where you want to spend your time. When deciding to start/open a business do your research, find something that will give you exponential return. With respect to network marketing if you want to build true leverage invest in a venture where there's still an opportunity for growth and not in a company that has an already well established distribution. Mark Twain once said that success was simple: "Find out where everyone is going and then get there first."

Are You Being Bullied By Your Fears?

10744086676?profile=originalMy eldest child plays soccer.  She's pretty good at it too.  And this year, her team moved up to Division 1 so things are exceptionally competitive.

When she was younger, the "Princess" was always ultra polite - one of those kids who all the teachers fawn over because she said, "please" and "thank you".  I suppose that's not a commonality much anymore.  But that streak of politeness doesn't work very well when you play competitive sports.  You have to be pretty tough and thick-skinned.

Now that she's older, the Princess still has a very quiet strength about her.  She is at the stage now where her feelings are fragile (she's a tweener), but she gets assertive on the field because her goal is clear as a Forward - be in front position to get the ball to and into the net.

This week, while she was targeting the goal, a kid on the other team recognized her skill and honed in on her.  The competitor started hounding her pretty hard verbally and physically...to the point that she was elbowing the Princess constantly.  At one point, she elbowed her so hard in the ribs she went down, tears in her eyes and a defeated look on her generally smiling face.  Things didn't look good.

I waited until half time and went over to check on her.  When I got there, I looked her in the eye and asked her how she was.  Although she responded quietly, "fine", I could tell her eyes were saying, "she's getting to me".  I told her I knew she was stronger than that but for the rest of the game, that girl took the fight out of my Princess.

You know I gave her 'the talk' on the drive home, right?  But in my heart I knew none of that would matter until SHE knew she was strong enough to overcome the pain and that much of it was in her own mind.

As I prayed about it later on, I had a revelation.  It was this -- how often do we allow our dreams to be sidetracked and wiped out because of FEAR?  It can creep up on you, whisper things in your ear that tell you "you're not good enough" or " you can't do this" and when you listen and let it knock you down, you lose sight of the goal -- the main reason why you're even playing the game.  Your business and your personal life suffer when you let Fear get the best of you.

Like I told the Princess, we have to never let our fear see us sweat - it may be there, but you look it in the eye and you show it just how good you are. Never lose sight of the goal. Because just like the game that night? We were destined to win and it happened anyway - in spite of what fear tried to do.  It can kick your butt and you may even need a little Tylenol afterwards, but don't let fear put you out of the game.

Get your theme song going in your head.  Mine is by Mary Mary and it's called Get Up.

Some of the words go like this,

"What are you afraid of? Don't you know what you're made of? One of God's greatest creations. Take this invitation now.
Get up, 'cause you can't stop. Get up, got a lot to do. 24 hours, almost gone.
Get up, don't sit back. Get up, if you wanna get there. Clocks don't stop and time won't wait."

Just remember, you have the power to choose - keep your head in the game, or let fear bully you into giving up. What's it going to be?

As many of us know, October is Breast Cancer Awareness Month. As someone who has lost loved ones to this disease, I am happy to introduce an entrepreneur that is looking to bring awareness to this disease, year round.  Lindsey Compton is the CEO and founder of Hair's A Cure, which is a breast cancer foundation that seeks to celebrate the love of healthy black hair & body while raising awareness and funds for breast cancer treatments. At 22 years of age, I am impressed to witness her tenacity and passion for such an important cause. After having some life challenges, Lindsey quickly realized that God's plan for her was different than what she planned. While researching statistics of breast cancer for African-American men and women, she came up with, Hair's A Cure. Here is some of the research she found: Of the estimated 34(%) percent of African-American women diagnosed with breast cancer in 2011, nearly 19(%) percent of them passed away – that’s over 6,000 lives taken due to this disease. 77(%) percent of African-American women who are diagnosed with breast cancer survive compared to 90(%) percent of Caucasian, non-Hispanic women.

Lindsey's goal is to educate African-American men and women on the importance of healthy living, bring awareness of Breast Cancer and raise money to help diagnosed patients pay for treatments. She shared with me that, "Hair’s A Cure will help increase the survival rate, and teach women about the importance of our health from the soles of our feet to the ends of our hair strands". I hope you enjoy her story.

1. Tell me your story. What were you doing before you started your own business?

Right before I started my business I was making plans to fly off to New York and attend graduate school. Unfortunately, things came up that made me depressed for a short period of time. I began to realize earlier this summer (2012) that my plans for my life were not the plans God had for my life.

I was so used to strategically planning the next steps in my path that I had lost my understanding for a moment that God directs us where he needs us in life. For me, that was Hair's A Cure.

As a 22-year-old, I was shocked and disheartened when seeing that African-American women have the highest mortality rate of  breast cancer related deaths compared to any other race (41% higher).  This has a lot to do with lack of funds, lack of early detection, and other preventable actions (please read the article here: http://www.washingtonpost.com/blogs/therootdc/post/breast-cancer-mortality-rates-for-african-american-women-disproportionately-high/2012/04/09/gIQAxJoR6S_blog.html?socialreader_check=0&denied=1 )

Although it is taking a lot of work to reach my dream of saving lives, I'm pursuing my path one small step at a time!

2. What made you want to start a business and what is your mission?

I wanted to start Hair's A Cure because I was appalled by the statistics of African-American women and men who die each year due to factors related to either not being able to afford breast cancer treatments or late tumor detection.

One day I was just thinking about all of these staggering statistics and the thought of "Hair's A Cure" came to mind. Beyond that, as of eight months ago I have been extremely involved within the community of natural hair and healthier living. This combined with God's dream gave me the inspiration to start this business.

My mission is to "Promote Hair Just as Healthy as Breasts" and I want to do this by offering affordable cancer treatments to African-American women and men who cannot afford them, while educating our race on the importance of healthy eating. What we eat DOES make a difference in our health and helps to prevent diseases.

3. What inspires you? What keeps you motivated daily to keep growing your business?

My motivation is imagining the day I will be able to drive to the homes of women and men whom I have helped to give funds for affordable cancer treatments. That is my motivation, and that is what helps to keep me going.

4. Do you have a mentor? Who is it and why? Do you believe it's important to have one?

No, no mentor! I believe it's important to have one, but I have yet to find one of my own. For now I set my eyes on Christ and pray for the best.

5. What would you tell someone who wants to get involved in your line of business but doesn't know how to get started?

Realize that this is not about you or making your money. This industry has turned into money hungry people capitalizing off of individuals who are dying from this disease. It's sick, actually.

If you want to save lives then save lives. There's nothing wrong with creating a special breast cancer t-shirt or planning fundraising events. But when your ultimate motive is to make yourself money, then that's a problem. This is (and should be) a sacrificial move to help others because you have been blessed to be alive, healthy and well.

You have to have a passion for this. If you don't have passion for this field, then find out what your passion is and go from there. You will be 10 times more successful by doing what you were meant to do rather than forcing yourself into a place you don't fit.

6. What advice would you give to someone with an entrepreneurial spirit?

Simple, never stop dreaming, but don't keep dreaming to the point where you don't get up and take action in pursing your dreams. Success does not fall out of the sky. You have to climb the ladder to reach it.

It's a lonely road to the top, believe me. But it's a rewarding one in the end.

Quick and easy to use, you could record audio lessons, roving thoughts, news bytes and more. And you could do this all by computer or your phone while you're out and about, sharing it on your social sites at the click of a button.

Alas, the service shut down on August 20, 2012.

So...you need options for accomplishing the same thing? Need a way to capture your audios that can be shared consistently across your online network? Being the "walking Google" that I am, I've got a few for you.

#1 - Spreaker


Spreaker.com is an online app for creating and sharing live audio content across the Internet. They target users who want to be seen as "Radio DJs" and I've seen them expand their features just within the last few months. Spreaker is a simple way to host personal radio shows that can be streamed live and heard through a widget that feeds to all the major social media and mobile platforms.

Great features? No need to install anything. You can broadcast live on Facebook. You can create your own playlist and schedule your show at the time you choose.

They have a free plan, which is great for starting out. If you need more time (since the free version limits you to 30 minute recordings), you'll want to upgrade. Starting at $39/year, plans are pretty affordable.

#2 - Audio Acrobat


I'm a fan of the founders of this platform. They started out years ago with the intention of creating a way for women to have their voices heard loud and clear using online media.

(Note: I used BlogTalkRadio to conduct the interview, which is another way to podcast. I won't highlight them here because so many people already use their service, but it's another one to check out. Just be ready to invest in the monthly service because it offers more flexibility with recordings than their free plan.)

Ok, back to AudioAcrobat.com ---

These guys give you lots and lots and lots of options so it's not just a podcasting service. You can record coaching sessions, audio interviews, audio "postcards", and more. Share your podcast easily with iTunes and other directories. Preschedule posts to go out when you want. You can even use your iPhone to create episodes that you upload right into your account.

I love their customer service and they also have a great affiliate program, one of the first I ever made commission from because people just loved using them once they drooled over all the features.

Basic plan is $19.95 monthly. All plans come with a free 30 day trial.

#3 - Evoca


Evoca.com is another great tool for podcasting. They tend to market to people who want to do audio interviews because of a really great integration that some people don't realize can work very well - Skype. When you record an interview without the right tools over Skype, the sound is not always quality EXCEPT I have had no issues whatsoever when tying Evoca with it.

Using Skype with Evoca gives you crystal clear, no-cost phone connections, even if you're interviewing someone across the globe. Just join your interviewee on your Evoca-provided dedicated phone number.

Idea alert? You could use Evoca's embeddable widget on your website for testimonials. People share their comments using the widget like online recorder on your website and it's much like leaving someone a voice message.

Post interviews with Evoca quickly to your website or blog, Facebook fan page or profile page and Twitter. Plans start at $6.95/month and you can test them out with a free trial.

I'm sure there are other tools out there, but these three are my favorite and if you're looking for a way to replace Cinch.fm's service, check them out and see what suits your fancy.
