Should I Buy A House Vs Buying An Apartment Complex

 

If you’ve never owned any real estate and your in the market looking at homes and apartment buildings, you make want to consider who’s going to pay for that piece of real estate.  Let’s say you’ve found a house you like and an apartment building in the same area.  The mortgage on the new house is $1500.00 and the apartment building is $1500.00. 

 

One person decides to buy the new house for his family.  Now, he’s the only one responsible for that piece of real estate.  So, if he loses his income, he’s going to more likely lose the house and hurt his credit.  Now the other person decided to buy the 4 family complex.  His mortgage is also $1500.00, however he decides to rent out 3 of the units for $500.00 each, which covers his mortgage.  So whether he has a regular income or not his still keeps his piece of real estate. 

 

Also, the second person decided to add solar panels to the property and switch everything over to electric, and increase rents to $850.00 for each unit.  He decides to pay all utilities for those three tenants.  He gains an extra $1050.00 in rental income and he still does not have to pay any of his income into this piece of real estate.  He also gets to save up to buy the house the first person lost and the tenants from the apartment complex are paying for that house to.

Did the year fly by as quickly for you as it did for me? But, I tell this was on my best years ever. I was able to reconnect to my main opportunity. Find new systems and tools to help me promote and market.

But most importantly, I was able to see my purpose in a new light. I registered for the Landmark Forum. It was the most expensive personal development program I have participated in to date. Just saying that make me feel good. A few years ago I couldn't have even thought about paying that much.




This brings up my point that the mind can play tricks on us. It can make us not see that we are really doing better than we think we are and makes us feel we are worse of than we really are. It also bring up the importance of associations. During my lull if I look back at who I was hanging with they were non-starters.




How many Non-starters do you have in your life. Take my advice find some replacements. Find people that will make you push yourself and strive for higher.banner125.gif




I was unsuccessful in achieveing a lot of my goals this year, but I'm still happy, becuase even bigger things are possible. I also realize that I have a lot of learning to do. And that sometimes can be a downer.




But, I can tell you missing out money is an even bigger downer. This is why while I'm stilling moving forward. I'm starting to budget more time for study. Internet Marketing is a profession as such it requires a certain amount of skill to exceed the lower 80.




It also requires dedication and commitment. An inquiring mind and a brave soul. It is full of excitement and disappointment. Most importantly, once it has you there is no going back.




There are few thing more pleasing than waking up in the morning and having more money in your bank account from something you didn't have to go into work for, because you planted income generating seeds. As usual, I'd love to see your comments.

1. Low in calories, high in nutrition

Enjoy a medium-sized pomegranate for 105 nutrient-packed calories.

You’ll also get a hefty dose of blood pressure-lowering potassium, virtually no sodium, one gram of fiber and about 10% of your recommended daily vitamin C intake.
Eight ounces of the juice provides 160 calories and a bit more potassium than a medium-sized pomegranate.

 

This fruit and their juice have an abundance of antioxidants and phytochemicals as well: anthocyanins (anti-inflammatory, cancer-fighting); catechins (anti-carcinogenic, anti-inflammatory) and ellagic acid (cancer-fighting).

 

Pomegranate juice raises the antioxidant capacity of the blood.

 

 

Antioxidants neutralize damaging free radicals (organic molecules linked to aging, tissue damage and possibly disease) before they have a chance to attack your cells and DNA.

 

 

 

2. Improves heart health
One study found that drinking a little more than 8 ounces of pomegranate juice every day for three months improved blood flow to the heart in people with coronary heart disease.

 

Forty-five participants drank either the juice or a placebo beverage that looked and tasted like pomegranate juice.

 

On average, blood flow to the heart improved 17% in the pomegranate group, but declined 18% in the placebo group in merely three months.

 

Other studies suggest that pomegranate juice might help prevent atherosclerosis, or hardening of the arteries, and even clear clogged arteries.

 

With atherosclerosis, plaque builds up in the arteries and reduces blood flow, potentially causing heart attack, stroke, or numbness and pain in the arms and legs.

 

People with diabetes may benefit from pomegranates too, according to a 2006 study in the journal Atherosclerosis.

When you start your own business, you face many challenges when you first start out.  What are you going to sell? Who are you going to sell it to? Where and how are you going to sell it? And what are you going to charge?  These are all tough questions to answer when you are first starting out.  But the hardest one, I think, is what are you going to charge.

Setting your prices is no easy task.  The problem is you don't want to set your prices to low and undervalue yourself but you also don't want to overcharge and not get any clients because your prices are too high.  So the challenge is trying to find a price that is between the two.

So here's the thing...before you can determine your prices you have to figure out what your sales need to be in order to just break even.  But before you make a profit you have to know what it takes to simply just run your business.  Breaking even means you're not making a profit but you're not making a loss either.  You are net zero in the game.  All of your revenues equal all of your expenses.

Now once you figure that out, you need to determine how much you need to increase that number by in order to yield the profit that you desire to make.  Remember you got into business to make a profit not a loss.  So if you want to net a 10% profit, you need to increase your sales goal by 10%. Now the trick here is to be confident in whatever price or prices you come up with.  Be sure that the price you came up with is what you feel you are worth.  Ask yourself these questions - Do you have credentials to support these prices? Does the value of the work that you provide support those prices?  Do you have social proof to support these price and the fact that your services are good services?

The third thing you need to do is compare your new price to the prices others are charging in your industry.  Are they comparative, or way out of whack?  And by out of whack I mean way left field.  Completely outrageous.  If so you may need to re-group.  But beware - don't drop your prices to a much lower rate just because Chrissy down the street charges way less.  If your work supports your prices then stick to your guns.  Just make sure your not too far off the mark.  In some industries, a huge difference from the market could potentially kill you business success.

As a business owner, it is key that you understand the financials in your business and what they say about your business.  But so many business owners really don't have a clue.  I'm sorry if that sounds mean but it's true.

There is more to running a business than making deposits and paying expenses.  You have to understand where your money is coming from and where it is going.  You have to know how to look at a report and see that financial troubles are on the horizon. You have to be able to identify areas, products or services in your business that are cancerous to your business.

So to help you out I am going to share 5 financial business tips that all business owners should know.

1. Track all disbursements. 

I am a big advocate for using a software solution to maintain the tracking of your business finances.  It is a necessary tool to understanding where your money is being spent in your business.  Once you know where your money is going you will be able to make changes that can ultimately increase your cash flow.

2. Stop co-mingling.

I have said it before and I will say it again STOP CO-MINGLING YOUR PERSONAL EXPENSES WITH YOUR BUSINESS EXPENSES!  I'm sorry for yelling but I am so passionate about this.  Now don't get me wrong as a business owner I understand how hard it is to do this.  I get that it's easier to just swipe your business debit card than it is to write yourself a check and deposit it into a personal bank account.  Using your business account as a personal bank account is the #1 thing that will cause you to experience financial failure in your business.

3.  Pay your taxes.

Look - no one wants to pay taxes but the fact of the matter is that we have to.  So make sure that you have your accountant, CPA, EA, or tax preparer perform tax planning in your business minimally twice a year - in June and in November.  The reason for this is so that you know whether your business is tracking to make a profit and the tax implications on that profit.  AND so you are not surprised in April when your balance due is four figures or more.

4. Avoid impulse purchases.

In order to grow your business, you will have to make some major purchases at some point in time.  So plan and prepare for it, and avoid impulse shopping.  Take the time to budget for items so you will know your expected spend, and then plan what sales need to occur and the time frame for when you will be able to make these purchases.  If you want to take advantage of peak sales times like tax season, back to school or Black Friday, then plan your purchase for that time of the year.

5. Create budgets.

Speaking of planning and preparing - create budgets.  Yes that I said budgets - plural.  Creating and maintaining budgets is key to managing your cash flow.  you have to know where you expects your sales to come from and where you plan for it to go.  And the reason it is plural is because I'm not just talking about your annual budget; you should also create budgets for major product or service launches and definitely for events.  You don't plan a vacation without knowing what you plan on spending, so why would you plan a major event in your business?  Not creating a budget puts you in a position to overspend which will take more money out of your business and not the other way around.

One of the most relied upon of the five senses is sight. Sight on a basic level is the ability to see with your physical eyes. But if you dig deeper the ability to see includes creating a mental picture; a visualization. Familiar with the term “mind’s eye”? This term refers to the human ability for visualization, which is experiencing visual mental imagery. Basically, the ability to “see” with your mind. Helen Keller said, “The only thing worse than being blind is having sight but, no vision.”

From this place of seeing you can begin to jump start your life. Use your “mind’s eye” to see yourself in the future. Where are you? Are you living the life you dreamed of living? Are you experiencing success in all areas of your life? Do you have balance? Say to yourself, “I see you in the future and you look much better than you look right now!”

Visualize the life you want and deserve to live. Harness what you see to help create the path to get from where you are to where you want to be. Use vision to see where you are going.

Pursue Your Passion

Dare to create a vision for your life? Tap into the creativity embedded within you to reach your destined place of purpose. Have you taken the steps necessary to find your purpose? That very thing you are passionate about could be the spark you need. 

I was inspired to become a life coach because I encountered individuals who have shared with me that they don’t know their life’s mission. They didn’t know why they are on this earth at this appointed time and in space. Some stated they have no desire to invest their time, resources or energy to finding their purpose, maximizing their potential and igniting the passion within. I hope you are not at this place in your life; however, if you are then you are reading this at the right time.

Now is the time for you to invest in you. You may have spent years, an enormous amount of resources or endless hours working toward something that is not germane to your life’s call. But take the time to think about that thing in your life which makes you sing. That thing you begin to talk about to the point where people can see the twinkle in your eye and the glow in your countenance. Discover, unleash and pursue your passion.

Act on Your Goals

Take a close look at the word “goal”.  The first two letters make up the word “go”. Go, to move on a course, proceed or to take a certain course. It is just that simple. Goals are not as complicated as we make them out to be. For example, your goal is the bigger picture. For this example our goal or bigger picture is to go food shopping. There are a number of “tasks” we must complete in order to reach this goal. The basic tasks include preparation, going outside, getting into the car, putting the car in gear and “going”.

An effective way to help reach your goals is to break the bigger goal down into a series of tasks. With this in mind, you may only want to tackle two to three goals at one time. Why? Because when you list out the tasks associated with each goal the list can become pretty long. Begin small, be persistent and consistent.

Rev Up Your Engine

In thinking about revving an engine, car racing came to mind. In preparation for a high speed motor race revving the engine prepares the car for optimum performance. To get your car warmed up for the race ahead.

This is certainly a principle you can apply to your life. Revving your personal engine is a great way to prepare yourself for the race head. Life is often viewed as a race. It takes many components for you to not only get in the race, but to sustain it with speed, persistence, consistency and accuracy. You are the driver and the car you have been given is called life. One of the keys to life is learning to drive and navigate with wise efficiency.

One of the ways to “rev up your engine” is to create positive affirmations which are consistent with the way you see your life in the future. They should be positive and written in present tense. View your future with your “mind’s eye”.

Kick Start Your Life

To “kick start” your life is just another way to say “jump start”. It is time to restart fresh and re-energize your life. Little to no progress can be made if you are stuck in life with no “spark” to help provide the kick start you need.

In the movie Inception, “the kick” was necessary to awaken a dreaming individual to get them from one level to another. Sometimes in order to get to our next level in life with need a kick. It is time to make room for new experiences by removing thoughts, ideas and concepts that are not helping you to get to your new level in life. What may have worked in the past may not work for your future.

Kick start your life by connecting with the right people, changing the way you see your life, pursuing your passion and getting the tools and resources you need to jump start your life.

Are you tired of hearing this: The gold or the money is in the list. You might get weary of hearing it asChristian Women Entrepreneurs, a Coach, Speaker or Author , but it’s smacking you in the face for a reason – it’s the truth, however, I’d like to add a twist the gold or money is in the relationship you build with the list/community! First of all, let’s answer the question, “What is a list?”

A list in Internet/Online marketing terms is a database of contact information for your prospects. So if you have a product or promote products about gardening and I sign up for your list, I’m a prospect that you can market to repeatedly until I unsubscribe.

So why is building a list so important? Let’s say you start off as an affiliate marketer. You find a niche you truly enjoy and you start working what you’ve learned into some traffic for your affiliate links.

Over a period of 30 days, you funnel 5,000 prospects from the World Wide Web who are interested in your niche straight through your affiliate link to the product owner’s site.

Let’s look at it a little deeper they even buy – yea! You’ve made a 50% commission with a 2% conversion rate. That means 2 out of every 100 people you sent bought the product, and your share was $26.00 (as an example). You earned a cool $2,600 this month – good for you!

There’s only one thing, you’re leaving money on the table. Those 100 people who bought from your 5,000 clicks? They’re now on the product owner’s list, not yours. So what he’s going to do is send them more offers over the coming weeks.

After all, they are proven buyers. Over the next 30 days, those buyers give even more money for products that complement the original one they bought. That money goes to the product owner, not you – because you passed on building a list the first time around.

A better way to build YOUR business is to start with a list from day one. Before you let a single person slip through your link without capturing their name and email address, have your system set up to build a list.

10744093094?profile=originalWhile watching the television show, Unsung, a music biography series which sheds much-do light on some of the most influential, talented and yet, somehow forgotten R&B, Soul and Gospel artists of our time. On this particular show they featured rap icon, Kool Moe Dee. He made a statement which reminded me of part of my own journey. He said “my ego does drive the car sometimes.” The statement caught my attention and immediately reminded me of what it takes to get to the place in your life where you recognize and openly admitted that your ego can be in the driver seat of the car of your life and it has a big mouth.

Thinking about my own ego, I re-visited one of the many defining moments in my life. This one was during my time as a flight attendant. Yes, I know, you didn’t know that I had a short stint as a flight attendant. It was one of my dreams and I had the opportunity to live it.

One day I was doing a flight, can’t recall where, but on this flight I was the only flight attendant in the cabin. I did regional flights so it was usually a fifty seat aircraft. It was time for beverage service, and I always started in the rear of the cabin. While setting up for service I hadn’t noticed one of the first class passengers went in the back to use the restroom. Of course as soon as I pushed the cart all the way to the back the passenger comes out of the restroom ready to return to his seat in first class.

Since we’re talking about ego, what do you think I did? Yep. I wouldn’t let him return until I got to the front where there was enough space for him to get back into his seat. Because I wanted to “make my point” about who was in charge. Then to make matters worse, I “apologized” to him for not letting him go back to his seat. Well, he didn’t want to hear it and immediately gave me the front of his palm, also known as the “get out of my face, I don’t want to hear what you have to say” sign.

Well! As you could imagine, both me and my ego were livid. Hot! Upset! How dare he disrespect me in front of the other first class passengers. So now we are having a pretty heated exchange. I didn’t care. I was in “charge” and he needed to know it. But what I had totally forgotten was that I had an administrative ghost rider on my flight and she was sitting in first class. Usually you don’t know when you are being “watched in action.” But it just so happens there was another flight attendant on my flight heading home and somehow she knew there was a ghost rider and she had already warned me. So needless to say, I blew that observation.

What is amazing is that it took me five years to recognize who had really shown up to work the flight 10744093674?profile=originalthat day. It was my ego and it had a big mouth.

When Oprah started her Life Class, the first one I watched was The False Power of Ego. As I listened to the conversation I took it all in and was like okay, how does this relate to me?

The next day I had a conversation with my husband about the class and shared how I believed it related to me, and in that moment, my life had come full circle. The incident I shared about being a flight attendant was because my ego was in the driver’s seat and it had a big mouth. I let ego represent me and speak on my behalf because it needed to not only show the gentleman who was in charge, but it showed me that it was in charge of me too.

When it comes to personal growth, self-reflection, realization and acceptance are very powerful tools.  Using these three strategies can help to transform your thinking and assist you in making the changes needed to go to the next level of your life. There are many experiences and places you will never reach until you pass certain life lessons and learning how to tell your ego to take a back seat and shut up is a lesson you must learn if you are going to truly impact the world with your gifts, talents and abilities.

Here are a few lessons to know and learn about ego because it is tough and stubborn, and will allude you at every turn. If you entertain it, ego will have you abandoning your dreams, settling for less than you deserve, thinking you have all the answers and missing out on amazing opportunities that could move your vision forward.

1) Let go of your need to be perfect

I personally have struggled with the need to be perfect. I refer to myself as a “recovering perfectionist.”  Perfection is an ego-based need, and is used so you can avoid criticism and correction because your ego wants to protect you from them both. Perfection is also the measuring stick we use to compare ourselves to others and it can prevent you from moving forward. Let go of your need to be perfect. Perfection only serves you.

2) Be self-aware

You can’t relate to the ego of another unless you have the same ego within yourself. Becoming self-aware enables you to recognize when your ego is responding to the same ego in someone else. It’s the mirror effect. You are revealed through the reflection of someone else’s behavior. We typically don’t recognize ourselves and believe that it’s the other person with the issue, when often times we have those very same traits. Woman, know thyself. The more you know about you, the real you, the better you know what areas need to be developed.

3) Let go of the need to be right

Oh man! This is a big one. I just know it! Letting go of your need to be right gives notice to your ego that it does not control you. Ego is a tough opponent and will not go away silently into the night. Take a close notice to when you “demand” to be right and the other person is “always” wrong. That my dear is the “Ego game.” You will consistently and regularly explain yourself to prove yourself right. When you feel yourself in the middle of this “game,” stop and ask yourself, Do I want to be right or do I want to exhibit love? For the sake of relationships, personal and professional, let go of being right. I have learned that “right” will surface at some point down the road with relationships in tact. Because of how relentless ego can be, we don’t just want to be right, we want to be right, right now because it wants to protect you from being embarrassed. But when you choose love it expands you and grows you and keeps your ego in check and it’s no longer about being embarrassed, but then about being an example.

 I am so excited to share the first People Who Prosper Entrepreneur of 2013, Monique Muhammad. Her story is absolutely amazing and so moving. This woman has been through a lot but through it all has risen above it all. She is the owner of Code Pink Productions, a nonprofit  that is committed to helping community through the development of youth, low-income parents and raising funds for medical research. Her interview tells it all.  Enjoy reading about her journey to being a CEO.

1.Tell me your story. What were you doing before you started your own business?

I was working at the High School that I graduated from (Thornwood High School in South Holland, IL) as an In-School Suspension Supervisor, Substitute Algebra Teacher, Girls Basketball & Track Coach. While also working part-time in a Beauty Salon and having a home office Income Tax Preparation Business during income tax season. I also was a single foster parent to 2 girls 13 & 15 years old.

2. What made you want to start a business and what is your mission?

I became fed up with the politics that I was dealing with at the High School because I was so young, my Track team had received State Championships and my Basketball Team had made school and district history as being the first of the school and first Girls team of the district to make it down state so in my opinion a lot of why I was at the job had been done and even though I was there to help the children my spirit was being torn down by the system and it was no longer worth it. I had been there for 7 years, touched and helped many children and it was now time for me to put the businesses and skills that I had put in the background in the foreground. I opened my own Beauty Salon and took the Income Tax Preparation business to an outside office.  My mission was to provide all the things I felt was missing in these two industries, which was reliable, quality and professional service with integrity.

I was tired of women getting mistreated in Beauty Salons by going to stylist who did not respect their time and their environment who felt that because they provided good styling it was okay to have women waiting in a salon 4 or more hours for service that shouldn’t take more than 2 hours. Getting serviced in atmospheres where many times they did not feel safe because the owners did not ensure their rules were enforced.  The income tax preparation business was starting to be flooded with “Big Name” companies who could care less about the consumer they were only looking for customers they did not care if they were providing preparers who were knowledgeable and honest and they were charging sometimes 3 times the amount that I was providing the loans on the income tax payers own refund. I wanted to make sure that since I was also of this community I was treating my customer the way I wanted to be treated, I wanted to provide quality, educated, professional and ethical services at a fair price. I knew I may not reach millions quite as fast but I had my integrity and faith that I may crawl to get there but when I did arrive my conscience would be clear because I focused on ethics first before prosperity.

My Non-Profit organization was started at first to show that women could get along and accomplish something. It then took on a life of its own with my being a Breast Cancer Survivor, former educator and foster parent. Since I did not any longer work at the schools but knew how much I loved being an impact in the lives of young girls, I knew that this was also my passion. And since I did not want to go back into the school system I needed to do something to provide the same services to the girls as well as help as many low-income parents as I could. Being a foster parent I saw that many children were in the system because the parents didn’t have the tools or motivation to make a better life for themselves and their children.  I feel that if you help the parent you help the child and if you happen to get to the child after the fact we must teach them that they are only a product of their circumstances if they choose to be and you can choose to complain about the hand you are dealt or play it the best way possible. I have always chosen to play mine the best way possible.

Being a Breast Cancer Survivor I felt it would only make sense for my organization to also do things to raise funds for Cancer research amongst other illnesses that have taken the lives of those loved ones of the people in our organization or health issues that they are currently dealing with. Some people are just blessed with that fighter spirit and some have to be taught how to find it within them and that is what Code Pink Productions, Inc and the ladies involved are committed to doing.

3. What inspires you? What keeps you motivated daily to keep growing your business?

The fact that this young Black woman, raised by a single mother in one of the worse neighborhoods on the south side of Chicago could have graduated from High School received a Bachelor's degree, Cosmetology License, become an adoptive parent of 2 girls then have a biological child at 31, become a single parent, become diagnosed with Breast Cancer at 32, mom diagnosed with Colon Cancer just 1 week later, both go through Chemotherapy & Radiation while being Self-Employed and raising 3 Children, lose my mother 6 years later, receive my Masters Degree in Accounting 1 year after that and am now raising a 10-year-old daughter and God continues to wake me up daily to continue what I plan to do.

This all inspires me because as I approached each thing I had faith that if God gave me the goal he would also provide me with what I needed to accomplish it. As long as I didn't give up on him or myself.  I pray daily and ask him to continue to give me the strength to pursue my dreams and to wrap his arms around my businesses and keep them and me safe. Every idea I wake up with I act on and in doing that I continue to get confirmation that I am on the right path. I make sure that I take time for myself and my daughter to keep my mind and ideas fresh while always pushing 100% toward achieving my goals and building an empire that I can leave my daughter & granddaughter. That I am ensuring through their education that they are prepared to run and continue to grow in my absence.

4. Do you have a mentor? Who is it and why? Do you believe it's important to have one?

I had my mother up until age 39 because she has always been an entrepreneur just never accomplished all that I knew she could and now that she is gone I actually just make sure I watch and listen to Oprah's Life Class as well as all those successful African-Americans who are or have gained success in the way that I want. That is for the long-term and making sure that you help others as you help yourself. I always say you can tell if financial security is a Blessing or Curse by whether or not it brings out the Best or Worse in you. I know God has blessed me with a good heart and spirit I want that to continue on even once I gain the financial comfort I am striving for which is I why I listen to those who I feel have accomplished that in the same way. "What does it profit you to gain the Whole World and lose your Soul?" I believe is it important to have one because none of us know everything and for me having older people who I can gain knowledge based on experience is a factor that keeps me pushing.

5. What would you tell someone who wants to get involved in your line of business  but doesn't know how to get started?

Well right now I am currently a Cosmetologist with a Salon Suite in Texas (The Yeshe' Salon), an Accountant with an Income Tax Prep business (JPTS Tax Pros), President of an Non-Profit Organization (Code Pink Productions, Inc.) and lastly just became a partner in a Luxury Virgin Human Hair line(Ziye' Luxury Human Hair Extensions). So with all that being said I would say have a passion for the things that you aspire to do. If you have a passion you will never give up and that eventually means the money will come. Passion also ensures that you will love the fight for achieving success in something that you are truly passionate about.  Once the passion is there, do research, consult others in that industry and in business as a whole, never think you know it all because you can always learn from someone and once you know what it is you want to accomplish never give up until you do. I am just blessed to be passionate and talented in 3 areas and because of that I push to be successful in all of those areas. I know I may reach each one at a time but I know because I am passionate about them all success is guaranteed no matter how long it may take because the will and desire exist.

6. What advice would you give to someone with an entrepreneurial spirit?

Believe in yourself and your God gifted talent and desire He has given you, Once that is done you will know that you have the ability to accomplish any and everything you set out to accomplish as long as even when obstacles come in your way you know that they are nothing but Challenges for a Champion! How strong we are is determined by how much we had to go through or fight to achieve all that you set out to. I get discouraged often but I also know that with my life I was put here to allow my test to be testimonies to the strength that God blesses us with to survive and accomplish any and everything that we desire.

Series.  In addition to featuring successful business persons, we will be featuring work-from-home business owners, chronicling a typical day in their life. This segment is to help those CURIOUS and perhaps INTERESTED in a career change. 

Our first A Day in the Life of… feature entrepreneur is Shakirah Karim. She is a Seacret Agent by day..and by night. Shakirah is a successful distributor with Seacret Direct. Seacret Direct started about two years ago, branching off of their kiosks in malls. Shakirah and her partner Felipe have jumped right in and are steadily moving up the ranks. 007 couldn’t touch her as she rises to the top in this company.  So, watch your back as you read A Day in the Life of…Shakirah Karim, Seacret Agent. 

 

1. What do you do and how long have you been self-employed ?

 

My background is in public relations/Marketing and I'm currently a partner in a few small businesses. I've been self-employed as a network marketer for 6 years and for the past 2 years my main focus has been as a SEACRET Agent, an independent partner within the community of Seacret: an established retail brand now converted into a network business model. 

2. How did you find your business and what made you decide to become self-employed?


I was introduced to SEACRET by a few close friends. They had been inspired by products and had come up with a new concept that would redefine the Seacret brand. They developed a system where instead of chasing people at the mall through high pressured kiosk sales, they could WOW them in the comforts of their own home. Today, with still less than 30,000 agents within the entire company (US, Canada, Mexico, South Korea) and more international capabilities there is so much more growth we're going to experience and those that take action and position themselves  now while we're doing less than $5 million a month will be reaping the many rewards once we reach $100 million mark! 

3. What are your daily success, productive, personal development and/or family routines? Explain a day in your life: Morning. Afternoon. Evening.


My daily routine consists of waking up, walking my dog, reading a few pages of the Bible. Then I spend 30-45 minutes doing personal development, I just finished reading Success Through a Positive Mental Attitude by Napolean Hill and I've just started reading The Leader Within by John C Maxwell. I try to make it to the gym at least 4 times in the week. I make sure I start my day off right and continue to working on myself inside and out. Creating good habits like these help you develop in business and in other areas of your life. The remainder of my day consists of a mixture of sharing the products with new people and helping new agents launch their business and helping them with their WOW parties.  I work Seacret on a full-time basis so I will have 1-2 WOW parties a day. The majority of people who work with us are on a part-time basis, doing maybe 1 WOW party a week. I'm on a leadership hunt, we're less than 25,000 agents, the top money earners coming out of Seacret haven't even heard of this opportunity yet. 

4. What are the biggest challenges in your business operations?


The biggest challenge that I face would have to be MINDSET. It's something that we all struggle with not only in business, in our faith, in our life. What's interesting, is it’s also the only thing we have control over. I can't control what others are going to do or not do. But I can control how I feel, how I react and what action I take. I continue to work on keeping a positive forward thinking mindset. For the first time I've found a passion and purpose in what I’m doing and I’m confident on where it will take me and my family. Never forgetting where I've come from, I'm focused on where I'm going and how many people I can take with me. 

5. What keeps you motivated to work from home or stay self-employed and not get an everyday J.O.B.?

I'm motivated by the future of this company. Seacret was a $800 Million powerhouse and to be a part of that moving over to the relationship marketing space has been amazing. What motivates me is that fact that we have WOW products that shows results, it's sold in over 40 countries, and has only been open for less than 2 years. The timing of the company has made me want to work even harder. There's no other industry that can provide me unlimited income potential and time freedom. And with Seacret I've been able to help other people realize their goals and dreams as well, because it's not just what you do in your life but how many other people you can effect as well.

6. What advice would you give to someone looking to be self-employed?


What I love about this business is that it's meant to be built part-time. You should be working full-time on your job and part-time on your fortune (your business). I think self-employment is the key to freedom. Having a part-time home based business that pays can give the average person choices. If you find the right venture and follow a proven system that part-time business could do anything from cover the bills to pay for that vacation or even completely transform your life financially. Once the income from your part-time business outweighs your full-time income you have reached freedom. Then you are in a position to choose where you want to spend your time. When deciding to start/open a business do your research, find something that will give you exponential return. With respect to network marketing if you want to build true leverage invest in a venture where there's still an opportunity for growth and not in a company that has an already well established distribution. Mark Twain once said that success was simple: "Find out where everyone is going and then get there first."

It happened.

Your heart is pounding,

Your palms are sweating

No matter the level of your business – whether you are new or seasoned, it’s inevitable, you will experience challenges. They may all appear different but they all have similar underlying emotions.

I’ve had my own share of challenges since starting my journey in entrepreneurship over 5 years ago – even in the midst of tremendous success and recognition  I still struggled with work-life “balance”, learning the fine art form of attracting the RIGHT customers (I’ve never had issues in attracting but in attracting the right customers consistently, I learned a while ago is a fine art) The beauty of challenges however that many entrepreneurs often overlook is that they also create tremendous opportunities when you’ve learned to master the art of “CALL & RESPONSE” instead of “REACTION”
